Terms and conditions of bookings

Booking and Payment:

Deposit: A non-refundable booking fee is required to confirm the booking. We require the full names, addresses, ages and mobile telephone numbers of those persons being added to the booking. We also require a copy of the passport of any guests.

Final Payment: The remaining balance is due 8 weeks before the arrival date of your stay. If this payment is not paid it can result in cancellation of your booking without a refund of the booking fee.

Booking Confirmation: You'll receive a confirmation outlining the booking details, which should be checked carefully for accuracy.
Check-in/Check-out:

Check-in Time: Entry is after 4 pm, but this can vary due to unforseen circumstances.

Check-out Time: Departure is by 10:00 am on day of departure
Occupancy:

Number of Guests: The studio only allows a maximum of 2 adults at any one time. We cannot accept children or adults under the age of 25 years old. Only those people that have been added to the booking reservation are allowed to stay in the apartment. Any addtional guests will result you the whole party being asked to leave the apartment.

No Pets: Pets are not allowed

It is a non-smoking apartment. You can smoke on the balcony

Additional Guests: Staying with additional guests may require prior written consent from the owner.
Cancellation Policy:

Fees: Cancellation fees may apply if the rental is cancelled, and the amount can vary depending on the notice period.

Travel Insurance: It's recommended to take out travel cancellation insurance as full payment is required once booked. We are VV registered so you are able to claim as we are a Legal letting apartment in Tenerife.
Insurance and Liability:

Travel Insurance:
You're advised to have adequate travel insurance, including coverage for COVID-19, cancellations, medical costs, and repatriation.

Liability:
The client is responsible for any damages to the studio or equipment during the rental period. We request a £150.00 holding deposit for damages or for noise or disruptions which results in a fine from the community. The deposit is refundable if the property has not been damaged or any fines been given due to disruption/noise.

Insurance:
The client may need to ensure they have public liability insurance.

Force Majeure:
There may be clauses regarding situations beyond the control of the owner, such as natural disasters or political unrest.
Other Common Provisions:

Linens and Towels: Linen and towels are supplied. Nothing from the apartment must be used outside of the apartment, including all towels, pillow and sunlounge cushions. There are 2 sunlounge mats provided in the wardrobe that can be used for the pool area. There is also a wheelie bag that can be used for shopping.

Electricity: Electricity usage is included in the rental price.

Cleaning: The studio is cleaned prior to arrival, and there may be additional cleaning for longer stays. Longer stays may be required to a cleaning charge.

This apartment is on a part residential complex and is for those guests seeking a quiet and relaxing holiday. Any noise or disruptions will result in you being asked to leave and your deposit for damages will be used to pay the fine to the community.

COMPLEX RULES:
Parque Santiago President:
These house rules are from the Parque Santiago 1 President. These are in place to ensure that everyone who lives or holidays at the complex can enjoy a wonderfully relaxing stay, without upsetting other people. I hope we can count on your understanding as to why these guidelines are in place.
There is a welcome pack left in the apartment with all the emergency numbers and layout of the complex etc for your stay. There is a spare key in the key safe outside of the apartment for emergencies. A charge will be made by a locksmith if you lock yourself out of the apartment.

HOUSE RULES
Please be mindful that this complex is both holiday lets and residential. Therefore, it is imperative that you are considerate of the people who are living there and have work to attend. With this in mind please do not play loud music or come in late and make a lot of noise after 10pm. The complex has strict rules that must be followed otherwise eviction can be enforced by the complex.
VISITORS

It is not permitted for you to allow anyone else to stay in the apartment other than those that you have registered with the Management company and that have been registered for stay with the Tenerife Police by the Owner. This can result in eviction.

It is not permitted to practice any activity that will produce noise, breakage or damage to the property and communal areas.

All motorbikes must be parked in the allotted areas and must not be driven in the communal areas.

Riding bicycles, skateboarding or similar is not permitted within the complex.
-
Radios or personal music players should not be operated within the communal areas. If played within the apartment must be at a sound level so as not to disturb others.

Visitors cannot use the carparks on the complex.

Rubbish must not be left anywhere in the complex and must be placed in the "Basura/storeage/rubbish" area in the south car park THE CODE will be given in your Holiday details. Once your bin within the apartment is full, please take to the rubbish area and when you are leaving on your day of departure you must take all rubbish to the rubbish area.

All occupants must keep their televisions, radios and music players at a reasonable level during the day and at a level which can only be heard from within the apartment. Not the balcony after 10pm.

Towels, clothes or similar items must not be hung over balcony rails and objects, cigarettes should not be thrown from them, or carpets and similar items must not be shaken from them.

We do not allow smoking within the apartment.

For the safety and comfort of other owners and visitors it is not permissible to cook food from a BBQ in gardens, terraces or balconies.
Swimming Pool Area.
Poolside rules are clearly displayed on the large notice board situated at the shallow end and these are all to be respected at all times.

It is not permitted to remove the sun beds from the pool area to other areas and patio furniture or parasols cannot be brought in.

Visitors must be aware that sun beds, mattresses and parasols are to be paid for on a daily basis.

It is not permitted to walk in wet swimwear in the corridors.

It is not permitted to reserve a sun bed early in the morning and only use it several hours later.

It is not permitted to remove the mattresses, towels or any other property from the apartment to use anywhere else other than the apartment. There are two mattresses for the sun loungers in the wardrobe that can be used at the pool to save visitors from the expense of paying for a mattress. But do not remove the sunlounger mattresses or towels from the balcony.

When returning to the apartment we would appreciate it if you would not sit on the furniture or the beds if you are wet, sandy or oily from suncream.

Please remove any sand before coming into the apartment and do not put anything sandy into the washing machine.
Keys
-
As a guest, you are given a set of keys within the apartment and a spare set of keys in the key box. If you lose any of the keys there will be a cost of £50 to replace them. If you require a lock smith this is charged directly to you at the amount required.
